Screening a commercial contractor
Most contractor websites make you ask for this. We would rather publish it, because if we are not the right fit for your project it saves us both a meeting.
- Are you licensed?
- Yes. Gabriel Betancourt holds Texas Master Plumber license 46387, which you can verify directly with the Texas State Board of Plumbing Examiners. Worth knowing: Texas does not issue a statewide general contractor license, so plumbing is the one trade here that carries a hard state credential — and we hold it rather than subcontracting it.
- Are you insured, and can you name us as additional insured?
- Yes to both. We are fully insured and can issue a certificate naming your entity as additional insured before work starts, which most landlords and property managers require.
- Who pulls the permits?
- We do. Mechanical, electrical and plumbing permits are pulled in-house and we coordinate inspections directly with the relevant authority. Permitting is one of the most common causes of build-out delay, so keeping it in-house is how we protect the schedule rather than waiting on a third party.
- Do you self-perform plumbing or subcontract it?
- We self-perform it. That matters on a commercial schedule: when the trade that most often drives the critical path sits inside the same company, scheduling and accountability stay with one team instead of becoming a conversation between two.
- Can you work in an occupied building or an active retail floor?
- Yes. Much of our work is in buildings that stay open — tenant improvements in multi-tenant properties, and retail build-outs in centers that keep trading. That means phased work, after-hours scheduling where needed, and keeping dust, noise and access under control.
- Which jurisdictions do you pull permits in?
- Across Fort Bend and Harris counties, including the City of Houston, Sugar Land, Stafford, Missouri City, Meadows Place and Bellaire. Each runs its own process, and knowing those differences up front is what keeps a permit window realistic.
- How quickly do you respond to an emergency?
- Commercial plumbing emergencies are answered 24/7 on the same number we publish. Office hours are Monday to Friday, 7:00 AM to 5:00 PM, but a burst line at 2am does not wait for Monday.
- What warranty do you provide?
- The warranty terms that apply to your project are specified in writing on your invoice, rather than left to a verbal understanding.
