Frequently asked questions

Are you able to pull MEP permits?

Yes. We pull mechanical, electrical and plumbing permits in-house rather than routing them through a third party, and we coordinate inspections directly with the relevant jurisdiction. Because permitting is one of the most common causes of build-out delay, keeping it in-house is how we protect the schedule.

Are you an insured company?

Yes. International Building Services LLC is fully insured, and a current certificate of insurance is on file. We can provide a certificate naming your entity as additional insured on request, which most landlords and property managers require before work begins.

Do you offer a warranty on your work?

Yes. We stand behind our work, and the warranty terms that apply to your project are specified in writing on your invoice rather than left to a verbal understanding.

Which areas do you serve?

We work across the Greater Houston area from our office in Meadows Place, including Stafford, Sugar Land, Missouri City, Bellaire, Katy, Richmond, Rosenberg and Pearland. Each of these falls under a different permitting authority, and we have direct experience with those differences.

Do you handle emergency plumbing outside office hours?

Yes. Our office hours are Monday to Friday, 7:00 AM to 5:00 PM, but commercial plumbing emergencies are answered 24/7 on the same number.

Do you subcontract your plumbing work?

No. We self-perform plumbing rather than subcontracting it, which means scheduling, quality and accountability stay with one team. For a commercial build-out this removes one of the most common sources of finger-pointing between trades.

Planning a build-out or facing a plumbing issue?

Tell us about the space, the timeline and the constraints. We will tell you honestly whether we are the right fit.
